A family of three in Ljubljana wants to buy a home: a flat of 60–80 m² or a house with its land. Ljubljana is dear, but moving is not only moving out. The districts differ a great deal, and the places around Ljubljana more.
Here are the prices of all 228 places, every municipality and each of Ljubljana's 17 districts, from registered sales 2022–2024 brought to today's prices. Beside each is the drive to Prešernov trg. We do not know incomes, so we assume no budget: you choose it.
The chooser
Choose a flat or a house, a highest price and a longest drive. The map colours the places that fit: the darker, the more money left over. The four recommendations are red. The lines are the 30, 45 and 60-minute drive limits, and the yellow lines are motorways and expressways.
Recommendations
Every place that fits
A house is the whole contract: one house with whatever land was sold with it, not a share. Houses are not like for like, which is why the median size is beside the price. "Cheap for its distance" is how far the place's median sits from the fit at its minutes: not a valuation, a comparison with other places as far away.
How the recommendations are chosen
The recommendations are not an estimate but four rules over the same medians:
Nearest: the place within budget with the shortest drive. Cheapest: the lowest median among the places within the chosen drive. Cheap for its distance: the place furthest below the curve of price against drive time, that is, cheaper than other places as far away. Most choice for a flat is the place with the most sales, where the market is deep enough to choose from; most house for a house is the place with the largest median size.
Each carries its number of sales. A median from eight sales is less sure than one from eight hundred.
What nearness costs
Prices fall with distance steadily: every ten minutes' drive takes about 9% off a flat on average (66 municipalities), and about 17% off a house with its land (128 municipalities). Houses are more sensitive to distance because a house's price includes its land, and land is what is dear near Ljubljana.
Places above the curve are dearer than distance would predict: for a flat most of all Piran, Ankaran and Izola, 99% to 104% above the curve. Furthest below it are Laško, Hrastnik and Idrija, where a flat is 47% to 40% cheaper than places as far away.
A log-linear fit over municipalities up to 75 minutes; Ljubljana's districts are drawn but not in the fit. By car; there are no trains or buses.

The cheapest places by band
A flat. Within 30 minutes it is cheapest in Cerknica (€175,607, 29 min), at 30–45 minutes in Idrija (€108,921), at 45–60 minutes in Laško (€88,498).
A house. Within 30 minutes Litija (€138,319, 116 m²), at 30–45 minutes Žužemberk (€68,320, 83 m²), at 45–60 minutes Radeče (€80,560). The cheapest house is often also small: the size sits beside the price so a house is not compared with a cottage.
Moving within Ljubljana
There is a choice inside the city too. A family flat is cheapest in Šentvid (€276,860) and dearest in Trnovo (€355,285). A house with its land in Ljubljana costs from €296,616 (Sostro) to €663,316 (Golovec): prices for which a house with a garden is bought outside the city with money to spare.
What the chooser does not know
The minutes are a lower bound. The drive is computed at speed limits, without junctions or traffic, so it is shorter than the real one; the order of places holds. A rush-hour drive is longer still.
Car only. There are no trains or intercity buses here. A place on the railway may be nearer than it looks.
A median is not your home. Half the sales were dearer, half cheaper. Houses are not alike: size and land vary, which is why the median m² of house and land sit beside the price.
The index is national. Older sales are brought to today with one index for the whole country, which moves every place alike. Levels are approximate; the order is not.
Hodoš has no drive time: its roads are not connected to the main network. On the map it is left uncoloured.
§ How it is calculated
Places. Every municipality except Ljubljana, and each of Ljubljana's 17 districts. A place with fewer than 8 sales in the period has no price.
A flat is a clean comparable sale of a flat of 60–80 m²: one flat, one contract, no land. A house is the whole contract with a single house, not a share, with whatever land was sold with it: the cheque a family writes.
Today's prices. Each sale from 2022–2024 is multiplied by the national index's rise from its own quarter to 2026Q3; on average that is 37%. The newest year is left out because it reads high until its late filings arrive.
The drive. From the place's population centre (where people live, not its geometric middle) to Prešernov trg, on the car network at speed limits.
The recommendations are the four rules written above, over the same medians. The browser only selects and sorts places; it estimates no number. "Cheap for its distance" is the median's distance from the curve in the chart below, computed at export.

The road network exists, but the server deliberately serves no drive times or isochrones: it is the car network, and Piran's old town is walked.
